The rest panic he just plays in the box like he does everywhere else on pitch.

He has to want to sign. His personal terms have to be reasonable (I would not be put off by Kent/Morelos salary levels). Bayern hold up their end of the deal and let him go for the agreed price. 5 or 6M has been bandied about.

If all those boxes get ticked then signing him is a no brainer.

We're in the dark as to the true amount, but the club have stated that we have an exclusive option to buy.

He’s at the level Arteta was when we signed him. Get him signed, some EPL club will sign him within 18 months for near enough a record fee. 
 

Boy could easily end up at a top 6 EPL side, would be gutting if we don’t reap the benefit of loan to buy clause.

It's been confirmed since day one we have a deal in place with those clauses included.

I thought I read they have a clause that gives them a buy back at €9 if we purchase at €6m - so we are taking all the risk of spending a large sum to only make €3m. Not great business for us in my mind.

I don't think there was any confirmed buy back value.

We're spending the money to get a good player. If Bayern opt to buy him back, at any profit margin, that means the transfer is a successful one.
